All homes in the project are subject to a 3-year owner-occupancy requirement. This means that, starting from the delivery of the home in ready-to-use condition, the buyer must live in the home themselves for the specified period. During this time, the home may not be rented out or occupied by third parties, except by first-degree relatives of the buyer. For the free-market homes, no anti-speculation clause applies.

For the mid-priced owner-occupied homes (Blackbird types B, C2 and C3), a 5-year anti-speculation clause also applies. This agreement was made with the Municipality of Amstelveen to keep homes available for buyers searching for housing and to prevent speculation. timber and sustainability

Amstelwood is primarily constructed using cross-laminated timber (CLT), sourced from sustainably managed European forests. Timber is a renewable material that stores CO₂ and contributes to a healthy indoor climate. The structure is hybrid: a concrete core provides stability, while the timber framework ensures sustainability and warmth.

Amstelwood is designed with safety, health, and comfort in mind. The homes meet all current construction and safety standards. Timber is not only sustainable but also strong and reliable: it has excellent fire resistance, structural stability, and promotes a pleasant indoor environment.

The homes in Amstelwood are designed to be highly energy-efficient, with excellent insulation, sustainable installations, and strong energy performance. This benefits the environment, your energy bills, and even your mortgage capacity.Inhoud accordeon
